BOOKING CONDITIONS.
  1. ) The arrangements are made subject to the following conditions and receipt of the booking fee confirms that the client understands and accepts these conditions.
  2. ) When a booking has been verbally accepted the client shall pay the specified deposit within 7 days. This deposit is then set against the total due, the balance of which is due 10 weeks before departure date. A receipt showing deposit and balance due will be sent to the client within 14 working days of receipt of the deposit.
  3. ) If a deposit is not received within 7 days of the verbal agreement then the villa may be re let without notice, no responsibility can be accepted by the owner for this late receipt.
  4. ) A security / breakage deposit of ?100 will be included on the invoice. This will be refunded to you within 6 weeks, subject to the status report from the management agents in Orlando.
  5. ) If clients cancel the holiday, or we have to cancel due to the clients failure to pay the balance by the due date then the cancellations are as follows

All cancellations must be confirmed in writing, and will become effective from the date of receipt.
  1. ) We the owners strongly advise that the client takes out insurance cover as soon as the booking is verbally confirmed. We cannot be held responsible or liable for any death, personal injury, sickness, accident, delay, loss of baggage or personal effects or any other misadventure whatsoever which may occur whilst renting our accommodation.
Force MajeureAs with any other vacation/holiday, there may be circumstances completely beyond our control and contemplation, in which the property might not be available for your use. Such circumstances are referred to as Force Majeure. Compensation will not be payable if we are obliged by force majeure to change or cancel your vacation/holiday. In these booking conditions, force majeure is, but not limited to, war, threat of war, riot, civil strife, industrial dispute, terrorist activity, natural or nuclear disaster, fire, flood, adverse weather conditions, airport or travel closures or any other circumstances beyond our control. Please note that we cannot be held liable for loss of main services such as electricity or water supplies, nor any actions taken in the vicinity of your accommodation by any authority over whom we have no control. Similarly, you should be aware that there might be occasions when an advertised facility is either modified or not available. Such situations may be dictated by local circumstances, necessity for maintenance (i.e. swimming pools), unsuitable weather conditions and other circumstances beyond our control. If we are advised of this, we will strive to inform you in advance, but cannot be held liable in such circumstances and will do our best to make alternative arrangements for you where possible. The owners and/or the management company do not accept any responsibility or liability for any failure of services in the home regardless of how it may have occurred. It is the responsibility of the renter to inform the management company immediately of any problem or shortfall so that it can be corrected, and the management company will use reasonable effort to rectify the problem. "
  1. ) Groups must be of the size that is specified on the booking form, up to the maximum that the villa is advertised for. Failure to comply with this will either render your booking void with loss of deposit or a charge being made for extra persons above the max.
  1. ) On changeover day you are requested to leave the villa in a tidy state and vacate by 10 a.m. to enable the cleaners to prepare for the incoming guests. Any late checkouts will be charged an extra day.
  1. ) Pool heating, when booked can only operate at about 15 deg above air temp, remember it is not a Jacuzzi and once booked cannot be refunded
